Job:
Current market price appraisal using to the DCF approach is very computationally intensive. Our customer had 180,000 properties to appraise. An MS Access solution could only solve this challenge by computing the inventory in three consecutive parts, whereby each part alone required three hours of computing time.
Solution:
The basic function of the original system was carried over. However, the data model was broadened substantially and the computing algorithm was mathematically optimized and re-implemented in Oracle:
- Efficient computing algorithm with very short computing times now facilitates simulations and active portfolio management
- A simple technique of entering parameters via Web Frontend allows clearer processing
- Change documents enable improved documentation through reflection of the appraisal factors
- Multiple scenarios and historiography of the properties are the basis for variance analysis
- All significant reporting functions are integrated in the tool
- Multi-user functionality and web interface offer simple access to the system (no additional installation for software)
- Security and authorization concept facilitates user-specific supply of information down to the branch leader
